When a homeowner makes the decision to sell their house it is to their advantage to know the condition of the property inside and out before it is placed on the market. A Pre-Listing home inspection provides a detailed analysis of your home which allows you the opportunity to address any concerns that may come up as an issue during the selling process.
A home inspection provides a detailed report on the condition of the exterior, interior, mechanical and other components of a property. Our mission is to provide our clients with an impartial, physical evaluation of the overall condition of the property so homebuyers can make an informed decision when contemplating the purchase of their next home.
V.I.P. INSURANCE INSPECTION
Consumers occasionally have difficulties finding affordable property insurance. One reason is that the history of the property may show a “water claim” within the past three years. Insurance companies may label these homes as "uninsurable." The Texas Voluntary Inspection Program (VIP) offer owners of well-maintained homes an avenue to show insurers that they deserve coverage.
Under the VIP, a home receives a “Certificate of Insurability” if it passes an inspection by a certified inspector, credentialed by the Texas Department of Insurance (TDI). We can also provide the certificate of appliance-related Water Damage Remediation form (WDR-1) when necessary. State Farm Agents, give us a call and we will handle all of your VIP inspection needs.
PROPERTY REPAIR EVALUATION
With the increased number of foreclosures and vacancies today, there is great opportunity for entrepreneurs to acquire real property, to enhance these units and to bring them back up to current standards and beyond.
Repair Estimate Inspections enables entrepreneurs the ability to create a financial projection of the cost associated with the any necessary repairs and upgrades to the property when engaging in house renovations.
When standing or vacated properties are renovated this increases the beauty of the area, enhances the aesthetics and curb appeal of the property, and elevates the value of all real property in a given neighborhood.
This is a win-win situation for all involved!
ONE-YEAR BUILDERS' WARRANTY
After the completion of new construction it is common for Builders to offer a New-Construction Homeowners' Warranty. Most builders offer a one-year warranty which typically covers all labor and materials of the new home. Homeowners should compile a list and take note of all of the items and concerns they find. Then, before the end of 365 days living in their new home, around the 10th month of residency, contact ADBJ and schedule a time to perform the warranty inspection! We also highly recommend you discuss with your builder any extensions and limitations that may be involved in the warranty they provide.

About Us
We want you to feel comfortable and have confidence in your inspector. I am a seasoned professional with over 22 years of experience in the industry.
ADBJ ENTERPRISES was established in 1999 with the mission of educating homebuyers in the DFW Metroplex by providing them with the information needed to make an informed decision when purchasing real property. That mission continues to be our driving force today.
Alfred Daniel Braggs Jr is the CEO and Senior Inspector of ADBJ ENTERPRISES. Known in the industry as "the guy in the gray hat," Daniel started in construction over 40 years ago as an apprentice in the Home and Apartment Builders Association.
He gained experience in roofing, remodeling and all aspects of home repair. Later, Daniel operated as a General Contractor in a family owned business. Years of working hard in the construction industry afforded Daniel the opportunity to obtain his license as a Property & Casualty Insurance Adjuster and certification as a VIP Insurance Inspector—both being administered by the Texas Department of Insurance (TDI). This was the bridge that enabled him to acquire his Professional Inspector’s license through the Texas Real Estate Commission (TREC).
